How a cost sheet is produced
The rate card lives once, in the workspace. Everything below it is arithmetic the software should never get wrong.

Set the rate card once
Base rate per square foot, floor-rise slabs, PLC by facing and view, parking, club, corpus, and the applicable tax treatment. Set per project and per tower, because they genuinely differ.

Pick the actual unit
Choose Tower A, 11th floor, flat 1104. The sheet takes that unit's carpet and saleable area, its floor rise, its east-facing PLC and its parking allocation — not the project average.

Apply taxes and the schedule
GST at the rate that applies to that project's status, stamp duty and registration at your state's rates, and the construction-linked or possession-linked payment schedule the buyer will actually pay against.

The all-in number is the only number the buyer cares about
A buyer asks what a 3BHK costs. The honest answer in Indian real estate is never the headline rate. It is the base price on saleable area, plus floor rise that changes every few storeys, plus PLC for the east-facing corner, plus a covered parking slot, plus club membership and a corpus deposit, plus GST, plus stamp duty and registration, plus in many projects a maintenance advance.
Quote the headline and the buyer feels ambushed at booking. Quote the all-in and you have a serious conversation. The problem is that computing the all-in correctly, for a specific unit, in the middle of a phone call, is exactly the kind of task humans get wrong — and a wrong quote is not a rounding error, it is either a discount you have to honour or a credibility loss you cannot recover.

Getting the tax lines right, without pretending they are simple
GST on residential property is not one number. An under-construction unit is taxed at 5% without input tax credit, affordable housing at 1%, and a completed property with an occupancy certificate attracts none at all. A cost sheet that hardcodes a single rate will be wrong for most of a builder's portfolio and embarrassingly wrong on the ready-to-move tower.
Stamp duty and registration are state subjects. Maharashtra, Karnataka, Uttar Pradesh and Telangana all differ, several states have concessions for women buyers, and cities layer on cesses of their own. SaudaFlow holds these as workspace configuration rather than as a national constant, so the number on the sheet is the number your buyer will actually pay at the sub-registrar.
GST-correct invoicing runs through the rest of the product too. Brokerage invoices carry your GSTIN, apply place-of-supply rules, and compute TDS under section 194H at 2% on base commission — the same discipline, applied to the money coming in rather than going out.
Versioning, discounts and the argument three weeks later
Every cost sheet generated is stored against the lead with its timestamp, its author and its exact numbers. This sounds like an accounting nicety until the week a buyer arrives at booking holding a screenshot of a figure nobody in the office recognises.
With versioned sheets, that conversation takes ten seconds: here is what was sent, on which date, by whom, with which discount applied. Where a discount needs approval, the sheet carries the approval rather than living in a manager's WhatsApp. And because sheets are per unit, "the price we gave for a similar flat" stops being a source of accidental precedent.
For builders, the same record is the basis of a clean handover to the CRM and finance teams at booking. The agreement value, the payment schedule, and the taxes quoted are already structured data, so the booking form is a confirmation rather than a re-entry exercise.

Yes, and you should — towers in the same project routinely differ on base rate, floor-rise slabs and PLC. Rate cards are held per project and per tower, with effective dates, so a mid-quarter price revision applies to new sheets without rewriting the ones already sent.
How does the sheet handle GST on a ready-to-move flat?
A completed property with an occupancy certificate attracts no GST on the sale, and the sheet reflects that instead of adding a line that does not apply. Under-construction units carry 5% without input tax credit, and affordable housing 1%. The treatment is set per project because a builder's portfolio usually contains all three.
Are stamp duty and registration included?
Yes, at the rates configured for your state and city, including concessions where they apply. These are state subjects and they change, so they are workspace configuration rather than a hardcoded national figure. The buyer sees an all-in number that matches what they will actually pay.
Can a broker send a cost sheet without a manager seeing it?
Every sheet is stored against the lead with its author and timestamp, and managers see them. Where a discount beyond a threshold is applied, the sheet can require approval before it can be shared. The intent is not surveillance — it is that the number a buyer holds is always a number the business can stand behind.
